CapWise represented a large Southern California developer in the construction of multiple industrial properties, each built on a speculative basis. To address the needs of the client we structured individual construction to perm loans, each providing ample time to complete construction and navigate lease up before converting to the permanent loans. CapWise introduced the borrower to a new lender relationship and was able to assist in holding rate and terms in a rising interest rate environment as the client navigated local bureaucracy and special interest groups.
